I see on themeforest that there was an update in November. i downloaded it but there are no changes listed in the changelog. I have many altered custom files so I would like to know what was updated so I can manually replace the code.

Actually if there has been more than one update since:
v2.2 - 2016.04.18
- Update Visual Composer 4.11.2
I would need to know all changes since then. Thanks.- Bugs fixed.
- Compatible with wordpress 4.5

I think the inc folder will need replace all files, because there are many files so I can't remember it.
To avoid lost your custom work, I'm recommended you work with child theme.
